Thus, give prospective tenants who are looking for this type of property the right first impression with a fresh and vibrant, recently painted and decorated area.
Don’t get too specific
Of course, decorating is important, but it is best that you don’t get too specific.
For example, don’t lose the run of yourself and create a home-based workplace with all the trimmings for an upholstery professional, only to get a renter who is an app-developer and can’t work within those confines.
The same rule can be applied vice versa too. Essentially, you do not want to overspec the property as this could narrow the pool of potential tenants.
You don’t know what industry your lease holder will be working in, so keep the area easily adaptable.
Space, natural and artificial light, a desk and a comfortable chair should be enough furnishings if you go down this route.
Allow for personalisation and functional storage space
Building on the last point, a corner with a desk stuffed into it with barely any room to move does not constitute much of a home office.
We are not saying that you’ll need a large converted conference room if you want to advertise this feature, but you will need an area that can be adapted by your tenant and enough space for them to function.
Otherwise, the attractiveness of this feature will be neutralised.
